Organization Purpose
Each owner shall be a member of the association and shall remain a member until ceasing to be an Owner.
The Board is comprised of several officers/directors, elected by the members at the annual meeting. The duties, practices,
procedures, responsibilities and governing authority over the Cedarfield II Homeowners Association is described in the By-Laws
, Articles of Incorporation, and Covenants and Restrictions . See the "Contact Us" page for names and phone numbers.
Cedarfield II has these formal documents:
1. The Declaration of Covenants, Conditions, and Restrictions.
This sets forth certain restrictions regulating the use and occupancy of properties within Cedarfield II and is binding on
all properties. It also grants the association powers to maintain the common area, to enforce the restrictions, and to collect
and disburse assessments. The Declaration was recorded with the Mecklenburg County Register of Deeds on February 27, 1989.
Every property owner should have received a copy of the Declaration from their closing attorney. This document is available
online by clicking on the link provided on this page.
2. The Articles of Incorporation.
This establishes CEDARFIELD II HOMEOWNERS' ASSOCIATION, INC (our legal name) as a non-profit corporation under the laws of
North Carolina and basically allows the association to function. The Articles were filed with the Secretary of State on March
2nd, 1989.
3. The Bylaws.
These specify how meetings of association members and the Board of Directors will be held as well as the powers and duties
of the board and officers. They were adopted on March 2nd, 1989.
The Board of Directors also adopted a set of guidelines for the interpretation of the Declaration and for setting up the architectural

Our Mission
The purpose of the Cedarfield II Homeowners Association is to enhance and protect the value, attractiveness, and desirability
of the lots and homes constituting Cedarfield II Subdivision, so that all of the subdivision shall be benefited and each successive
owner of any lot in Cedarfield II shall be benefited by the preservation of the value and character of these lands.
