Architectural Review

Exterior improvements that enhance the appearance of the community and improve property values are encouraged, but changes
that are poorly constructed or designed and are potential detractors are not.
The association uses the Architectural Review process as a means of protecting the community's appearance and property
values.
Each site is different and therefore each application will be
reviewed individually.
Previous approval of a given style or project on another property
does not constitute approval. Every application is evaluated on its own merit on a case-by-case basis.

As required by the Declaration of Covenants, Conditions, and Restrictions, major exterior changes must be approved by the
Architectural Review Committee or Board of Directors. Architectural review ensures that fences, storage houses, patios, decks,
and other types of exterior changes are consistent in quality and style to the rest of the community and they do not detract
from the appearance and livability of adjacent residences.
An Architectural Review Committee has been formed, but additional volunteers are welcome in case vacancies occur.
The Declaration prescribes the basic requirements and process, but the Architectural Review Committee and Board of Directors
also has adopted the guidelines appearing below. Please submit all applications to either the Architectural Review chairperson
or Hawthorne Management.

A Letter from Our Association Manager:
Board Members Needed!
Cedarfield II has some vacancies on their
Board of Directors. If you are interested or think you maybe interested and want to ask questions as to what all is involved,
please call me at 704-377-0114, Ext 219.
I’ve had the question come up before, How does the violation process work? Or, I’ve reported this violation
on a number of occasions, why do I still see an
issue? Violation letters are a necessary evil in an HOA. They are meant to educate the home-owner as to what the Covenant
violation is and to allow an opportunity for it to be corrected. I would say majority of the time, a homeowner has no idea
they are in violation until I bring it to their attention and then the homeowner is very responsive in cor-recting the issue.
Thank you to those residents! The goal is never to offend an owner but to bring to their attention an issue that needs to
be resolved. At the end of the day, this is about protecting your property value.
The normal violation process works like this: First notice, Final notice and then a Hearing notice. There needs to be reason-able
opportunity in between notices to allow the homeowner to come into compliance. If that does not happen, The Board of Directors
will call that homeowner into a Hearing to allow the homeowner an opportunity to explain why it is he or she contin-ues to
be in violation. After that meeting, The Board will then send a Hearing Determination letter, notifying the owner of the Board’s decision regarding the violation. The board can then opt for legal measures if there is still no resolution.
This is costly to the association and energy and time consuming to the Volunteer Board of Directors who work so hard for your
Associations.
If you see a violation, I encourage you to call me or to report it on the Hawthorne website at www.hawthornemgmt.com. Your
reports are confidential and will be verified by myself or by a Board Member prior to a letter being sent if in fact the report
is a Covenant Violation or one that you will need to address with the Police or the Town of Huntersville. Together we can
work to-wards making Cedarfield a wonderful place to call home.
