Cedarfield II HOA Board Meeting Minutes— February 10, 2010

Attending: Dwayne Green, Kim Lever-Green, Ray Kudlak; CC, Barrie Cameron, Hawthorne Management Location: 12810 Angel Oak Drive

The meeting was called to order at 7:07 PM and the previous Minutes were adopted.

Treasurer’s report – A summary of the Year-to-Date financial position was reviewed with no outstanding changes or ques-tions. Residents of Cedarfield II are almost completely current with annual dues to date.

Old Business – The Cedarfield Board of Directors has changed responsibilities with the resignation of its President, Bob Pear-son. The Board requests that interested parties should contact Kim Lever-Green, (704-575-3558) to volunteer for one of the remaining open positions. We are in need of a Vice President, a Treasurer and a Member-at-Large.

Our Current Board now consists of Kim Lever-Green, President; Ray Kudlak, Secretary and Dwayne Green, Member-at-Large. We thank Bob for his unselfish contribution to the Board and hope that we may find him volunteering for one of the many Committees.

In seeking resolution to a recent foreclosure, the Cedarfield II Board has authorized the services of an attorney secured by a retainer of $5000.

Architectural Committee –Complaints of barking dogs and dogs with threatening actions have been noted. Huntersville regulations apply to situations concerning noise and vicious dogs.

Energy United has been contacted regarding installation of street lighting with plans to secure homeowner compliance in the coming weeks through the distribution of a document that will be delivered by one of the Board Members.

Pool Committee – Volunteers are needed for the Pool Committee. Please contact Kim Lever Green for more information. Winterization of the bathrooms, resetting of a toilet and replacement of pool cover loop lock anchors has been com-pleted.

Social Committee – The Easter Egg Hunt is set for April 3rd. Laura Russell, (704-947-8621) will conduct the festivities along with Steve Johnson of Black Thumb Nurseries who will provide a Hay Ride and Petting Zoo. A "Bounce House" will be fea-tured for kid’s enjoyment.

Volunteers are also needed for events in 2010 and those interested can contact Kim Lever Green, (704-575-3558) for more details.

Landscape Committee – New Plantings will be forthcoming upon a break in the weather.

Building Committee – The Community Room’s former contractor will be contacted to determine if there is willingness to begin construction utilizing a split payment plan.

New Business – Cedarfield II Board will be contacting local High Schools counselors to promote a Student Internship pro-gram that may benefit students desiring or being required to fulfill community service activity credits and also for inclu-sion in their College applications.

**** Here’s a chance to SPEND THE ASSOCIATIONS RESERVE FUNDS **** set aside for Holiday Parties, Cookouts, Pool Parties, Dances and other festivities at the Pool. What about it? You can’t resist joining your friends and neighbors in this all-paid program. Just VOLUNTEER for the Social Committee, or, if you have a Green Thumb, the Landscape Committee. We also need more Volunteers for the Architectural Committee and the Pool Committee. Contact Kim soon!

!!!! Street Captains are needed for each Cedarfield Street and portions of some longer streets to potentially serve as Neighborhood Watch Volunteers. This program which was successfully implemented by Cedarfield I will not exist without Volunteers.

The meeting was adjourned at 8:07 PM.
